1. Introduction
Welcome to Edenmore Cottage. By accessing and using our website, you agree to comply with the following terms and conditions. These terms govern the use of our services, including room bookings, payments, and guest policies. Please read them carefully before making a reservation.


2. Booking & Payment

  • A valid credit or debit card is required to secure a booking.

  • Full payment may be required at the time of booking, depending on the selected rate.

  • All prices are listed in GBP (£) and include applicable taxes.

  • We accept major credit/debit cards and online payment options.

3. Cancellation & Refund Policy

  • Free cancellation is available up to 48 hours before check-in.

  • Cancellations made within 48 hours of check-in may be subject to a cancellation fee equivalent to the first night's stay.

  • No-shows will be charged the full booking amount.

  • Refunds will be processed within 5-7 working days after a valid cancellation.

4. Check-in & Check-out

  • Check-in: From 3:00 PM – 9:00 PM. Early check-in may be available upon request.

  • Check-out: By 11:00 AM. Late check-out may incur an additional fee.

  • Guests must present valid identification upon arrival.

5. Guest Responsibilities

  • All guests are expected to behave respectfully towards staff, property, and other guests.

  • Noise levels should be kept to a minimum, particularly between 10:00 PM and 8:00 AM.

  • Smoking is strictly prohibited inside the property. A cleaning fee will apply for any violation.

  • Any damage to the property must be reported immediately. Guests may be liable for repair or replacement costs.

6. Children & Additional Guests

  • Children are welcome at Edenmore Cottage.

  • The Highland Room accommodates up to three guests (or two adults and one child).

  • Additional beds or cots may be available upon request.

7. Pet Policy

  • Unfortunately, pets are not permitted on the property. Service animals are allowed with prior notice.

8. Liability & Disclaimer

  • Edenmore Cottage is not responsible for loss, damage, or theft of personal belongings.

  • Guests are advised to take care of their valuables and use secure storage where available.

  • We are not liable for unforeseen circumstances, such as extreme weather or travel disruptions, that may affect your stay.

9. Privacy Policy

  • We respect your privacy and comply with GDPR regulations.

  • Personal information provided during booking will only be used for reservation management and communication purposes.
